Why Zeleni Vir - and why the roof

The Zeleni Vir picnic area is one of the recognisable points of Olovo's tourism offer. Within the picnic area stands a catering facility, the Restaurant, which on the ground floor contains a bar with a dining room and stairs to the attic, where there is a gallery area with additional tables. Next to the restaurant is a green terrace with a roof garden. The roof of the building is a hip roof, with a dormer and originally covered in wooden shingles - a traditional covering that gives atmosphere but does not last long.

Over time, the problem became obvious:

  • Part of the shingle covering had rotted and no longer fulfilled the basic function of protecting the building
  • The building did not have adequate lightning protection - a risk that cannot be ignored in a public catering space
  • Outdated materials no longer met the standards expected by an increasing number of visitors, reducing both the representativeness and usability of the facility

The answer was not partial patching but a complete roof renovation with a transition to modern, longer-lasting materials.

What was specifically done

The project covered:

  • dismantling of the existing covering - complete removal of the rotten shingles
  • replacement of parts of the wooden structure - repair of the basic roof elements wherever needed
  • installation of a lightning protection system - a safety element that had not previously been adequately addressed
  • covering with click-lock sheet metal in copper colour - modern, durable, aesthetically fitted to the natural ambience of the picnic area

The click-lock sheet metal in copper colour was not a random choice - it offers longevity (decades rather than years), resistance to weather conditions (snow, rain, temperature differences), and visually retains a warm tone that matches the ambience of the forest and water around Zeleni Vir.

Readiness - nothing was left to chance

The documentation was in place, from several cycles of work on this building:

  • Urban planning consent for the constructed facilities in phase II of the picnic area
  • Building permit
  • Occupancy permit - the facility is officially in use as a catering space
  • Main project of the executed condition of phase II of the picnic area

This meant that the Municipality of Olovo did not embark on the project "blindly" - all permit preconditions were met, and the contractor entered a clearly documented situation with a complete design.

Sustainability - how a new roof becomes more than just a roof

Although it was an intervention on a single element (the roof), the effect extends across the entire picnic area:

  • Longer visitor retention - when the facility is protected and aesthetically refined, it functions longer through the day and through the year
  • Greater tourist attendance and promotion of the Municipality of Olovo as a tourism destination
  • Raising the quality of service and catering offer - the interior suffers much less from weather effects, making interior maintenance easier
  • Increase in tourism revenue without disturbing the surroundings - the intervention does not expand the facility but improves the existing one
  • Representativeness - a picnic area that stands out as a brand gets a visually refined central facility

The message of the project

Zeleni Vir is a brand. And like every brand, it is maintained on details - roof, lightning protection, safety, aesthetics. With this project, the Municipality of Olovo showed that it understands the difference between large interventions and properly timed maintenance. Instead of waiting for rotten shingles to lead to more serious damage, it invested in a modern material that will last for decades - to protect the resource and keep the tourism offer of the picnic area at the level it had been building for years.
